STEP 1: Secure a Home Loan

​Very few people have enough money in the bank to buy a home with cash, so the first step to buying a home should be to meet with a loan officer to secure a home loan. This is because you need to determine that you qualify for a home loan, and find out just how much you qualify to spend before you start your home search. When you know how much you can afford to borrow, you can narrow down your housing search by price and possibly even by neighborhood. ​STEP 3: Home Search Begins! Third, begin your home search! Once you are pre-approved for a home loan and have picked out a real estate agent, the fun part begins, the search for your new home. You can simply tell your agent what you are looking for and s/he will show you homes that fall within your price-range and meet the criteria that you want for a home.

STEP 5: Next, get a home inspection: Before you actually pay for the home and have it transferred into your name, you need to figure out if anything is wrong with the home and how old everything is. It is a important to know what you are purchasing even if the sellers are not willing to fix anything. STEP 7: Lastly, close on the property. This is where you sign all of the necessary paperwork and get the keys to your new home! There are things to do to get ready for the move, including packing, setting up utilities, etc. Check out the presettlement checklist here to assist you in this process. ​​STEP 2: Hire A Realtor 

Hire a real estate agent by signing a buyer broker agreement. You’re not required to use a real estate agent, but as a buyer, you pay nothing to use an agent's service. So, why would you not take advantage of this resource? Moreover, a real estate agent can help you with all of the unknowns. Pick an agent that is familiar with your area for best results. Of course, I would love to be your agent. I am ready to commit my time and resources to your purchase and make it successful!

​STEP 4: MAKE AN OFFER

Fourth, make an offer. Once you find the home that you want, you need to make an offer and present it to the buyer. This is just another good reason to use an agent ~ otherwise you need to hire an attorney, or find a generic sample contract somewhere. That could cost you a lot, or in the case of a generic contract, your interests could be unprotected. Instead, hire an agent and have your real estate agent  write an offer using a tried and true realtor's association recommended and approved contract. In addition, a realtor will know the market and can help you make an offer that is based on recent sales data. This way you can be sure that you’re making a good offer - not overpriced or under priced for your area.

​STEP 6: Almost there-time to finalize your loan: If you are still interested in buying the home after the inspection, you will need to meet with the loan officer again and finalize your loan.
